2009 Vail Valley Real Estate Statistics Eagle County Colorado

The numbers for Eagle County real estate sales activity through Agust 2009

Here are the 2009 Vail Valley real estate sales statistics through August brought to you by Land Title Guarantee Company.

The largest number of transactions in 2009 occured in August and the month was the second largest dollar volume of the year; both records begging for some recognition that the real estate market in the Vail Valley is again moving and getting better.

However, for the first eight months of 2009, Vail Valley real estate is still off 65% in dollar volume and nearly 50% in number of transactions.

The good news is August in Eagle County has proved increased activity in second home market buying with Beaver Creek Resort showing nearly forty million in sales and over fifteen million in the Town of Vail; and another fifteen million in the Greater Edwards area including the communities of Singletree and Cordillera.

The other good news for buyers is that the Vail real estate market place is much more of a negotiating arena than it has been in nearly ten years with alot more inventory to choose from; and some "hot deals".  One Vail Realtor pointed to a three bedroom Villa Valhalla in Vail Village that recently sold for 1.4 Million where at the height of the market sold for over three million as an example of the great deals that can be made.

There is also some good news for Sellers; for the last four months the Vail real estate market has shown more of a positive trend as compared to the first trimester of 2009 when comparing percentages of previous years transaction volume.   The last four months have shown that Vail real estate is off about thirty percent compared to over sixty percent the first four months of 2009.

It is looking like Vail real estate sales will finish strong this December as there are quite a few properties in Vail currently Under Contract according to the Vail MLS.

We are having quite a few early snowfalls this year and this might be a great time to buy that Vail home that was not available several years ago for you and your family to enjoy for years to come.
