Grand Lodge on Peak 7 at Breckenridge

Fractional ownership: ski-in ski-out property at Breckenridge ski resort
Fraction ownership is becoming more popular as the recession encourages some to take on reduced costs. At Breckenridge ski resort, some new fractional ownership opportunities are on the way, reports Ken Deshaies at SnowHome:

The residences at the Grand Lodge on Peak 7 combine the best of locations with the potential for a fantastic partial ownership investment.  Grand Lodge has a refined yet casual mountain lifestyle characteristic that captures the atmosphere of Breckenridge by using all natural materials, having wood and stone fireplaces and mountain-casual furnishings.  It is located at Peak 7 where the BreckConnect Gondola and the Independence Superchair meet, making these units a prime location for all Breckenridge real estate has to offer.

Construction of the residences began in 2007, and Phase I is scheduled for completion this winter season (2008-2009). The floor plans give generous room space and the furniture appointments give that classy standard that you would want for your own home.  Stainless steel appliances and knotty alder woodwork are accented by granite counter tops, hammered iron accents, and amber glass lighting fixtures. ...

Simple deeded ownership sold in I/52 fractions. Customers can buy multiple weeks, fixed weeks (use the same week every year), floating weeks or all of the above. Owners have 4 primary options: use their time throughout the year, rent out for rental income, offer to family, or exchange for another location (2,200 resorts world-wide).

With fractional ownership, you do not own the entire property. However, you can sell the fractional ownership -- possibly at a profit -- much as you would sell other property.
