Copper Mountain price per square foot sales statistics from 2003 to 2007

Once a small rowdy mining town, Copper Mountain is now known for it’s awesome powder skiing and ease of access from Denver and the rest of the Front Range.  Located on the I-70 corridor, Copper Mountain offers families and destination skiers a host of amenities and services and now has a variety of real estate offerings and lodging to choose from.

Most three and four bedroom properties in Copper Mountain consist of condominiums and town houses and are located in or near the central Village areas.  With the promise of a new four star hotel, increased amenities and the introduction of luxury type properties, it is predicted that Copper Mountain’s size and limited real estate zoning will make this small mountain town more and more desirable in the years to come.

After analyzing the sold information in Copper Mountain from 2003 forward, it is clear that the number of three and four bedroom properties sold in one year is increasing at an extraordinary rate.  In fact, the number of sold units in 2006 was three times that of 2003.  There has been a number of new three and four bedroom offering in the past several years which also contributes to this increase in yearly sales volume but the absorption rate of three and four bedroom Copper Mountain inventor appears to be strong.

When this data was collected, only eight three or four bedroom properties were available for sale; this indicates an absorption rate that will not be satisfied in 2007 and as a potential result, you probably will see some additional increases in prices in the near future.  Already this year, Copper Mountain has seen a Mill Club sell at over $625 per square foot.
