However, even with sales falling in many ski resorts, especially places like Vail, prices are not falling.
This is due, probably, to the fact that those who already own luxury second home real estate in ski resort communities are able to hold on to their property. These wealthy property owners do not need to sell. So price pressure is not available to cause true bargains in a lot of ski resort markets.
However, there are not many buyers, either. Some savvy buyers are finding ski resort real estate deals, but most are cautiously waiting to see what happens next -- and if second home prices will fall.
