Excerpt from: Ski Communities and New Developments | | Real estate development raises controversy near Pomerelle | Pomerelle ski area is located in land that is virtually wilderness. However, the success of Sun Valley (the nation's first European-style ski resort) is causing some to think that the Pomerelle ski area could see similar success.
However, development in Howell Canyon is a controversy, since it includes Forest Service land and residents who are wary of real estate development. Magic Valley Times-News sums up the issue of Howell Canyon real estate development:
"I think the Forest Service is sitting on a $20 million resort," he
said. "That's why I think the subdivision (Howell Canyon Estates) was
proposed. Otherwise, there would be no reason to propose it and some of
the other“subdivision plans in Albion."
In the past, driving to
Pomerelle offered nothing but wilderness scenery. Now, shortly before
arriving at the ski resort, a sprawling home next to a sign announcing
lots for sale obstructs some of the view. | | |

Avalanches are not unexpected in the wild and rugged land surrounding Jackson Hole, Wyoming, so it is no surprise that the road is being closed while crews can do what they can to prepare the canyon for possible avalanches.
This is especially important this year, as there has been a great deal of snow. Many a ski resort has seen more snow that has been present in recent years, so it is no wonder that the danger of avalanche has gone up. In Jackson Hole, the danger has already been seen, as a recent avalanche affected a local eatery.
There is no official word about when the road through Teton Canyon will be open again. But for those whose destination is a Jackson Hole ski resort, there are other roads in, as well as air service. | | |

However, even with sales falling in many ski resorts, especially places like Vail, prices are not falling.
This is due, probably, to the fact that those who already own luxury second home real estate in ski resort communities are able to hold on to their property. These wealthy property owners do not need to sell. So price pressure is not available to cause true bargains in a lot of ski resort markets.
However, there are not many buyers, either. Some savvy buyers are finding ski resort real estate deals, but most are cautiously waiting to see what happens next -- and if second home prices will fall.
